我觉得马来西亚没有出现房地产泡沫, 而是很多人误解房地产泡沫的意思。房地产泡沫指的是当房价出现不合理的上涨, 但却吸引一堆人争相抢购, 而当房价高涨到大部分人都没有能力购买时大量抛售, 而这才是所谓的泡沫现象。然而马来西亚房价指数官方数据已经清楚显示过去10年马来西亚房价并没有大幅度起伏, 一直处于稳健的增长趋势。现阶段马来西亚房价则进入调整期, 而这其实对买与卖双方都是好事, 好以达致市场平衡。所以我们不能说马来西亚房地产泡沫化。

大马莱坊(Knight Frank) 在《2018上半年房地产报告》就提出2018 住宅市场的情绪已经大有改善。吉隆坡作为首都, 仍然是房地产买家和投资者眼中最受欢迎的目的地之一。再说随着政府在11月份财政预算案公布有关房市的新措施, 包括让首购族豁免房屋的印花税等都将吸引首购族大量进场, 消化过去发展商进行中的项目, 新兴或二手房产。有些人可能会认为市场上的金融产品较具优势, 但我反倒觉得房产投资更具投资潜能。当你买对地点, 房屋价格肯定上涨。就好比投资巴生谷一带, 15年前你入手, 今天的你所获得的回酬近乎是翻倍的。

有时候, 部分投资者可能执着于房产租金必须高于房贷而迟迟不敢进场。我是觉得投资是需要预备本钱的。今天如果你房贷2000 而租金1800, 多付的RM200是可行的。因为房产投资, 真正赚的不是租金, 而是那房地产的价值。为了计较RM200而看不到日后的20万, 我觉得可惜。
