Alkisah my client submit loan dgn Bank Rakyat mggu lepas.
Harga property yg dibeli RM 250k.

Loan beliau lepas dgn tempoh pinjaman 32 thn dan intererst rate 4.95%. Aku diberitahu DSR client aku 78%.

Aku cuba korek dgn banker tu bagaimana Bank Rakyat mengira DSR.

1)Untuk mereka yg bergaji bwh RM 3000, kiraan DSR 60%

2)Untuk mereka yg bergaji atas RM 3000, kiraan DSR 100%

3)Utk kiraan DSR 100% mereka mengambil kira kos sara hidup :

Bandar = RM 1600
Luar bandar = RM 1000

Kategori bandar pada mereka melihat pada poskod, poskod yg bermula 81 adalah kategori bandar spt Skudai - 81310, Johor Bahru - 81000.

Ini kisah aku interview banker bagaimana Public Bank menilai kelayakan loan.

1. Gaji di bawah RM 3500 kiraan DSR 60%

2. Gaji di atas RM 3500 kiraan DSR 80%

3. Kiraan kos sara hidup RM 1000 (bandar dan luar bandar)

4. Tiada CCRIS record masih boleh dapat 90% loan dgn syarat lampirkan Degree certificate

5. Faktor umur dan tempoh pekerjaan sekurang2nya 3 thn utk scoring MOF 90% (sbb aku punya client dpt MOF 85% - kerja kurang 3thn + umur muda 24 thn + tidak lampirkan degree certificate)

6. Jika Mendapat MOF 85% boleh appeal semula utk mdptkn MOF 90% dgn melampirkan saving di akaun sekurang2nya 20% dari harga rumah (mesti sudah ada dlm akaun sekurang2nya 3 bulan awal - bank pun tahu kalau korang nak menipu dgn tetiba dlm masa sehari ada duit yg byk)

7. Kerja Singapore currency exchange rate S$ 1 = RM 2.50

8. Golongan profesional spt Doktor, Engineer mudah utk mdpt MOF 90%

9. Basic rendah tapi OT yg tinggi turut akan mjatuhkan scoring pinjaman ( Cth : Basic RM 1400 tapi campur OT jd RM 3000 > Bank akan nilai income tidak stabil dan MOF kebiasaan 80% - 85% )

10. Basic yg rendah banker suggest :
A) Joint loan
B) Saving sekurang2nya 20% dari harga rumah

11. Kadar interest rate tinggi 5% ke atas utk rumah berharga bwh RM 200k

12. Loan Agreement + valuation report tidak cover dlm loan, hanya MRTA shj
